Position Summary:

Describe overall job purpose (reason it exists).

Develop long and short-term plans for Real Estate asset portfolio for both Cross America and National Wholesale Fuels heritage portfolios. Lead the implementation of those plans across the organization working collaboratively with the operations teams. These plans include investments, acquisitions, renewals, divestments and decapitalizations of both operating and surplus and idle properties.

Major Accountabilities:

  • Direct the Retail Real Estate analysts to provide real estate support services to the company
  • Direct the Real Estate analysts in their oversight of lease administration to assure that lease requirements are satisfied.  This includes the oversight of lease payments, percentage rental payments, timely renewals, adherence to lease terms and proper response to all lease requirements
  • Manage departmental activity to assure that the real estate analysts provide support to the real estate field representatives and to meet the company’s real estate objectives
  • Manage the Real Estate staff in their administration of the real estate portfolio including of approximately 1,000 properties including 200 leases
  • Determine the company’s direction for all real property asset sales and lease administration for both operating and surplus property
  • Identifies investment/divest opportunities by: developing, maintaining and implementing a strategic market plan for each site and profit sector; performing economic analysis for all market plan invest/divest activities; monitoring activities of competitors; expansion patterns and plans of the market, demographic characteristics, property values and political climate.
  • Implements market plan by identifying, evaluating and recommending new store sites or relocations by utilizing site selection computer models such as Market Planning Systems Inc., National Decision Systems, KPMG and other demographic and financial information available.
  • Manage the closing of all real estate transactions for the disposal of surplus real property.  This includes the disposition of property through sale, condemnation, lease assignment, sublease or early termination
  • Negotiation and technical contact with Lessors, attorneys, real estate brokers and title companies are a primary function of the position duties
  • Manage the development of reports documenting the corporate Real Estate portfolio and maintain on-going current database reports of the company’s real property assets

Knowledge, Skills, and Abilities (required):

  • Fuel and Convenience retail expertise
  • Understanding of PMPA and Franchise Law
  • Proven negotiation skills
  • Collaboration and influence

Knowledge, Skills, and Abilities (preferred):

  • Real Estate Agent/Broker License

Education and Experience Requirements:

List any certifications, licenses, etc. required for the position.

  • Bachelor’s degree in Real Estate, Business, Accounting or related field
  • 10 years experience in Real Estate, Retail Marketing or Operations
  • 3 years of supervisory experience
