POSITION SUMMARY

Directs new store development, including the acquisition of new-to-industry sites together with single and multiple site acquisitions of existing businesses, new builds, raze and rebuild and relocation of existing locations, while forecasting and ultimately achieving desired ROI thresholds. Manages the existing portfolio of retail properties for maximum return on investment including the divestment of non-strategic sites, and the leasing of excess space. Develops the strategic market plan for real estate, and completes the economic analysis of growth capital projects

Supports the company goals by focusing on personal accountability, customer service, and work efficiency. Position currently includes the direction of two real estate teams supporting the business units located in the Denver CO metro area and Calgary, Alberta Canada

DUTIES & RESPONSIBILITIES

  • Supports, works closely with, and follows the direction of the Sr Director, in accordance and consistent with corporate strategic initiatives and capital spending. Prepares proposals and recommendations to accomplish corporate and Business Unit goals and objectives
  • Directs and leads Real Estate team, with emphasis on mentorship and growth of individual members
  • Position currently includes oversight of two Business Units (Rocky Mountain and Western Canada), but is subject to change upon future business needs. Travel is required and may be affected
  • Achieves financial objectives by preparing an annual budget; scheduling expenditures; analyzing variances; initiating corrective actions. Allocates program costs by preparing operational and risk reports for analyses
  • Implements market plan by identifying, evaluating and recommending new store sites or relocations by utilizing site selection tools through segmentation, use of Google Earth competitive database and AECOMM tracking program as well as other demographic and financial information that is available
  • Identifies investment/divest opportunities by: developing, maintaining and implementing a strategic market plan for each site and profit sector; performing economic analysis for all market plan invest/divest activities
  • Contributes to team effort by accomplishing Financial and Key Result Area targets pursuant to Company plan guidelines
  • Maintains competitive edge by monitoring activities of competitors, expansion patterns and plans of the market, demographic characteristics, property values and political climate.
  • Assists in portfolio management of existing lease and fee properties
  • Provides information to employees by reporting business results, trends and opportunities; competitive information; changes in policies and procedures; information on new programs; information from corporate office
  • Maintains staff by recruiting, selecting and orienting employees. Maintains staff job results by training coaching, counseling and disciplining employees; planning, monitoring and appraising job results
  • Maintain professional and technical knowledge by attending educational workshops; reading professional publications; establishing personal networks; or participating in professional societies

KNOWLEDGE, SKILLS, AND OTHER QUALIFICATIONS:

  • Possesses strong character and integrity, and will not compromise either to achieve desired goals
  • Leads by example, maintaining professionalism and consistency always, in interaction with co-workers at all levels, and with internal and external parties
  • Bachelor’s degree in business or related field preferred. Other combinations of experience and education that meet the minimum requirements may be substituted
  • Five years of experience or more preferred in Commercial Real Estate; minimum of three years of management of direct reports highly desirable. Comparable / relatable experience considered
  • Proficiency in Microsoft Word and Excel required. Proficiency in PowerPoint, Access, Mapping and Demographic software desirable
  • Real Estate Agent/Broker License preferred, but not a requirement

PHYSICAL DEMANDS Ability to communicate verbally and in writing with associates, vendors, contractors and customers

  • Ability to sit at a desk or in a vehicle for long periods at a time
  • Ability to operate a computer
  • Ability to travel as needed
